My calls were answered promptly and the house inspection by Bob went well. He was prompt and very thorough with his report. Although he couldn’t access many areas of the property he was able to give me a qualified opinion of what he saw and the implications and write an easy to understand report backed by photos detailing both major and minor defects and work needed to be carried out. The report saved me many $$$ and I’m grateful to Local Inspections for giving me a clear understanding of the property so I could make an informed decision. I didn’t invest in the property but will definitely use them again.

What is included in a building and pest inspection?

This is a combined inspection, looking at building defects, safety hazards and maintenance issues.

The building inspection is a visual appraisal of the condition of the property, highlighting any evident issues. The Pest Inspection involves a visual inspection of all accessible areas of the property to see if there is any evidence of active termites or previous termite damage. The inspector will also note whether the property has a termite management system installed.

The house is checked for abnormal moisture readings, especially surrounding the wet areas like bathrooms. Other areas that are checked are the yard and exterior of the building, internal rooms, ceiling roof void and house foundations.

The building and pest inspector will inspect the following areas:

Interior
including walls, floor, ceiling, windows, doors, bathroom, laundry, stairs and cupboards.

Roof void
subject to safe and reasonable access

Exterior
including stairs, garage, external finishes, gutter, eaves, porch, weep holes and ventilation, external door components.

Sub floor
subject to safe and reasonable access

Roof exterior
subject to height restrictions, including gutter and down pipes.

Property within 30m of the building
including fencing, retaining walls, driveways, paths, surface drainage.
