Practical Completion Inspection Specialists

Building a new home is exciting, however, before you take handover of your new home you must

  • receive notification of practical completion
  • conduct a final building inspection
  • pay the builder any outstanding money

Once you reach the stage that your home is ready, your builder will notify you of practical completion. You must conduct a final inspection of the home with your builder, this is when you can engage a building inspector with industry knowledge to help you with this process.

Our Practical Completion (also sometimes referred as a Handover) inspection reports include photos of each defect and note where the defect is located. Upon receiving the report, you can liaise with your builder to rectify the listed defects before moving in. If required, we can also conduct a follow up inspection to confirm the rectification work has been completed.

What is included in a handover inspection?

A handover inspection includes a thorough check of the property for any minor issues. Such as stained flooring, uneven plaster, incomplete paintwork, loose fittings, damaged render, ceiling and manhole damage. While these defects don’t have a significant impact on the structural integrity of the home they can affect the functionality of the home. Or worse, cause problems down the track.

 

By this stage of the build, there should be no remaining major defects to the home. Regulation checks should have already been completed during each stage of the build to ensure everything is up to code. For this reason, the handover inspection is not looking for any major defects or structural issues.

 

The building inspector will inspect the following areas:

Interior
including walls, floor, ceiling, windows, doors, bathroom, laundry, stairs and cupboards.

Roof void
subject to safe and reasonable access

Exterior
including stairs, garage, external finishes, gutter, eaves, porch, weep holes and ventilation, external door components.

Sub floor
subject to safe and reasonable access

Roof exterior
subject to height restrictions, including gutter and down pipes.

Property within 30m of the building
including fencing, retaining walls, driveways, paths, surface drainage.
