It’s no secret that buying a home is probably one of the biggest investments you will ever make. Naturally, you would want to protect this investment and ensure you’re getting your money’s worth. A building and pest inspection helps to protect you as the buyer by ensuring that you know exactly what you’re purchasing.

Firstly, a building and pest inspection helps you to fully understand the condition of the property. A building and pest inspection lists all the existing defects of the home and checks to see if there is any evidence of termites. By doing so, you know what repairs or maintenance is required (if any).
This means there are no hidden surprises for you down the track such as moving in only to find the place is riddled with termites. This has happened to some buyers on occasion when they have failed to get a building and pest inspection. A building and pest inspection helps to eliminate this scenario from happening to you.

The truth is that real estate agents work for the vendor. Both the selling agent and vendor want to sell the property for the best possible price. Understandably, the vendors want to make money on the home. Whilst the selling agent gets a commission from making the sale. Whilst this is completely understandable, some agents and vendors have been known to take this too far on occasion. For example, vendors sometimes paint over major issues to make the house look more appealing.

- Proceed with the purchase of the property and settle on terms already discussed with the vendor
- If major defects are found, you may be able to request that the vendor fix the defects prior to settlement
- Use the list of defects to negotiate a lower buyer price and have the repairs completed after the settlement
- Choose not to purchase the property and walk away from negotiations
Regardless of which option you decide to pursue, you must act in a manner that is fair and reasonable.
For example, it would be considered fair and reasonable to walk away from negotiations because the listed defects are too severe or are outside of your scope or budget to repair. However, it would not be considered fair and reasonable to exit the purchase contract based on only minor defects, such as stained carpet or general aging to the property.
