What is a building inspection?

As mentioned previously, a building inspection is a thorough visual inspection of a property to assess its current condition. It helps to answer questions like, "What repairs are needed?", "Are there any hidden issues I can't see?", "Is the building safe?", and "Is it in good condition for its age?".

Understandably, these are all questions that need answering before a property is brought or sold. As a buyer, you don't want to go into the purchase blind and end up with a house that is plagued with problems. Likewise, as a seller, you want to make sure you're home is in the best condition possible to be able to settle on a good sale price.

During the inspection, the building inspector will assess all accessible areas of the property within 30 meters of the home. This standard is set by Australian Standards and Queensland Building and Construction Commission. It may include checking the interior, exterior, roof, roof void, foundation/subfloor, walls, windows, doors, garage, and more.

What can I do with the building report?

After the inspection, the building inspector collates their findings into a detailed building report. This report includes their observations about the building, listed major and minor defects and recommendations. If repairs are needed, the building inspector will advise which trade or specialist is required to complete the repair.

Each report is completed in accordance with Australian Standards and is recognised by real estate agents, lawyers and surveyors. This means buyers can use the report to negotiate a better purchase price (if defects are found), request the vendor complete repairs before settlement or withdraw from the purchase. For homeowners, it can be used to set a realistic sale price, speed up the sale process or as a guide for making improvements/renovations.
